What We Inspect

Every Level of Inspection, Done Right

  • Chimney Inspection Level 1 — the annual check for chimneys in regular use
  • Chimney Inspection Level 2 — camera scan required at home sale or after system changes
  • Chimney Inspection Level 3 — deep structural assessment after fire or major damage
  • Pellet stove inspection
  • Chimney maintenance plans
  • Roofline, firebox, and foundation checks for cracks, moisture, and pests

A professional inspection is more than a look up the flue: we examine the structure for damage from regular use, cracks, lightning, and moisture, and make sure nothing has moved in — birds and squirrels love an uncapped chimney.

The Details

Inside Our Chimney Inspection Service

Every job under this roof has its own page — what it includes, what it costs to skip, and the questions everyone asks.

Chimney Inspection Level 1

The Level 1 is the once-a-year checkup for a chimney that gets regular use and hasn’t changed since last season. It’s the inspection most DFW homes actually need — and the one insurers expect to see on record.

Full details

Chimney Inspection Level 2

The Level 2 is the camera inspection — required whenever a home changes hands, the fuel type changes, or a new liner or appliance goes in. If your realtor said “get the chimney inspected,” this is the one they mean.

Full details

Chimney Inspection Level 3

After a chimney fire, a lightning strike, or storm damage, the question isn’t whether the chimney looks fine — it’s what happened inside the walls. A Level 3 opens concealed areas to find out, and documents everything for your insurer.

Chimney Maintenance Plans

The cheapest chimney repair is the one that never becomes necessary. A maintenance plan puts your chimney on a calendar: one scheduled visit a year that inspects everything, sweeps when it’s due, and catches small problems while they’re still small.

Full details

Pellet Stove Inspection

Pellet stoves are their own animal: they vent cooler than wood fireplaces, depend on fans and augers, and build fine fly ash in places a wood-stove owner would never think to look. They need an inspection designed for how they actually work.

Chimney Inspection Questions

How often should my chimney be inspected?

Once a year at minimum, even if you rarely use the fireplace. Wood-burning systems in heavy use need attention more often — we’ll give you personalized advice after the first inspection.

What’s the difference between Level 1, 2, and 3?

Level 1 is the annual visual check of accessible areas. Level 2 adds a camera scan of the flue and is required when a home is sold or the system changes. Level 3 opens up concealed areas and is used after a chimney fire or serious damage.

Do I need an inspection before buying a home?

Yes — a Level 2 inspection is the standard for real-estate transactions. It can save a buyer thousands by catching hidden flue and structure problems before closing.

Will your report work for my insurance company?

Yes. Our written inspection reports document condition with photos, which is what insurers ask for after storm, lightning, or fire claims.
